As a life-long Hampton Township resident, I can easily concur with Family Circle Magazine’s recent ranking of Hampton Township as one of the 10 best towns for families (second only to Edmond, OK) in their “10 Best Towns for Families 2010” article. Home affordability, green spaces, blue-ribbon schools and a giving spirit are some of the factors considered in deciding the winning towns.
As a RE/MAX Realtor, living and working in Hampton Township and the surrounding suburbs, I know how important schools are to parents. That is why families rarely move out of Hampton if they have school age children and why many relocation families put Hampton Township at the top of their list. There is a personal feel to the district due partially to the small size and high parental involvement. There is only one township in the District so you know your children’s friends won’t live miles away. I know of more than one family that moved into Hampton Township to give their child an opportunity to play sports because the competition was much less due to its size. Hampton School District is rated a 10 out of 10 by Great Schools and offer stellar programs and instruction whether your student needs advanced placement courses or an Individualized Education Plan (IEP). There are 3 Elementary Schools (Wyland, Central and Poff), 1 Middle School and 1 High School (graded 9 -12.
From a real estate point of view it is easy to understand why Hampton ranks as one of the nations best for housing. The beautifully maintained homes and park-like yards of Hampton Township combine with Pittsburgh’s relatively stable housing market making it a great place to find an affordable home. Hampton Township has managed to maintain lots of “green” in the neighborhoods, with many ½ acre lots and lots of woods. So far in 2010, 39 homes have sold in the $150,000-$25,000 range with average Days on Market of 68 days and average selling to list price ratio of 97%. In the $250,000-$350,000 range, Days on Market moves slightly to 82 days while the selling to list price ratio holds at 97% for 18 sales. Above $350,000, 35 homes sold so far this year with the average Days on Market of 98 days (still a nationwide low I would guess), with the selling to list price ratio dropping somewhat to 94%. In Hampton Township as in Pittsburgh overall, the housing market is alive and well.
A beautiful Community Park offers residents a place to enjoy various activities including swimming, picnicking at numerous pavilions, playgrounds, tennis, basketball, hiking and more. A new Community Center within the Hampton Community Park offers a library, basketball courts, a fitness area, classes and meeting rooms. There is also a Senior and Youth Lounge. People get to know one another living here. They watch out for each other—there is a real sense of community.
