Cranberry Township Homes Sales

Cranberry Township, a thriving community in Southern Butler County Pennsylvania, is a great place to call home.  There is an abundance of shopping, restaurants and parks, offering lots to do--very close to home.  The development of the Route 228 Corridor and the addition of Interstate 79 access points have combined to help spur the growth.  Home prices are holding fairly steady here and combined with the lower Butler County Taxes, buyers still view this area as an attractive choice for housing.  It is interesting to note that many of the young Relocation buyers I work with who are moving to Pittsburgh from Maryland, Virginia and other East Coast cities,  end up in Cranberry Township because the "newer" feel of the area reminds them of what they are used to.

So, how do the numbers stack up this year so far in Cranberry Township?  Data on active and sold listings, pulled from the West Penn MLS reveal the following information for current active listings and solds from 4/1/10 through 8/25/10.  I have broken the figures down by price range to prevent an "averaging effect" in the numbers.

Year to date statistics show 298 homes sold with an average price of $258,230--97% ratio -- 82 Days on Market.    Last year's numbers for the same time period (1/1/2009 - 8/25/2009) were 267 homes sold, 97% sales price to listing price ratio and 79 Days on Market. 

Existing inventory appears to be in balance with demand, another indication of a healthy market.
